Before filling out an application, please review our criteria to make sure you meet the qualifications listed below.
1. Ability to complete rental application $45 for each adult 18 or over, (no point change) With Deposit paid at the time of application. (point addition)
2. Driver’s license / photo ID available for verification at time of application and/or Lease signing. (no point change)
3. If self-employed, signed copy of last 2 tax returns, business license, business references and last bank statement.
4. All information given on application is true, accurate, current, verifiable and complete and checks out correctly. (Point addition)
5. You are not applying on behalf of someone else or with the intention of letting someone else move in without our knowledge.
6. Well behaved pets will be considered at landlord’s discretion. Limit of 3 pets (Dogs, cats and fish) .
7. No more than 2 occupants per bedroom
8. No more than 2 vehicles allowed. No loud vehicles. All vehicles must be registered and in operating condition. All Vehicles must carry at least the State minimum Liability Insurance coverage.
9. Proof of Vehicle Insurance may be requested.
10. No prior evictions or lease terminations by landlord due to your conduct, lease violations, damages (Point addition) or We MAY consider Evictions due to Non-payment of rent, call for details. (point deduction)
11. prior history of breaking a lease without landlord’s consent, skipping out, damaging rental property or losing your deposit is a negative on our point system (point deduction), but may not be an automatic disqualifier.
12. Gave proper move-out notice to current landlord and you are not moving while owing money to your landlord. (Point addition)
13. No history of "causing trouble" with other tenants, neighbors, property managers or landlords.
14. Good rental payment history. Paid on time. If late, paid late fees owed. No history of writing bad checks.
15. Positive recommendation from previous landlord(s) based on your rent payment history, conduct, proper care of property.
16. Rental history must be verifiable by written records such as a written lease and/or rent receipts.
17. You have a verifiable income and reasonable debt to income when including the rental rate of the property you are applying for. Cash income not counted unless fully documented.
18. You have a reliable source of income, not expecting layoff, cutback in income or termination in next 12 months.
19. You have had the same source of income for at least the past 6 months. Job changes within the same career field may be considered as consistent employment with improvement verifiable.
20. Your employer gives you a positive recommendation.
21. Must have established a good credit history and record of paying your bills and debts on time to receive points in this category, however we will NOT deduct points if credit issues relate to medical bills unpaid.
22. No judgements, collections, foreclosures, bankruptcy or repossessions during past 6 months.(Exceptions can be made, call for details)
23. No history of criminal, violent, disruptive or nuisance behavior or history of bad checks or property damage.
24. Applicant demonstrates a polite, cooperative attitude, is on time for appointments.
25. Applicant and all potential occupants show a history and willingness to abide by all lease terms, rules and conditions.
26. Applicant has full amount of rent and deposit needed to move in.
27. Applicant is ready and able to sign lease and pay full amount due within 15 days once approved.
28. All household members 18 or over have completed an application.
We use what we consider to be an "EASY QUALIFY" Application. Our Criteria my seem strict, but based on the points added or taken away depending on the category, you may still qualify. Applicants can score low in one or two categories and can Still qualify with higher points on other categories. Feel free to call for more details. Landlord reserves the right to make changes to the Qualifications.

Sometimes, an applicant can be just a few points away from approval, using these "Application Tips" could be the difference between "approved" or "Denied" on the application.
